Most cash buyers give you a number. We give you the math.

If a number can’t be explained, it shouldn’t be trusted. So we explain ours, in writing, before you decide anything.

One walkthrough, by video

A ten-minute video call with you replaces a stream of strangers through your door. We price what we see, and we write down what we saw.

The math, on paper

Your offer sheet lists the sales we compared, every repair we priced and the amount we earn. Nothing is folded into a mystery number.

Told up front

We may pass our contract to an investor buyer for a fee. We tell you before you sign, and your price and terms stay the same if we do.

A price that holds

We don’t chip away at the price after you sign. It changes only for a serious problem neither of us could see, and then you can walk away at no cost.

How a sale works

Four steps, and the decision is yours at every one of them.

  1. Tell us about the property

Use the form or call us. The address, the situation and the timing that suits you.

  2. Walk us through it

A ten-minute video call from your phone. No inspectors, no open house, and no one in your home unless you want them there.

  3. Read your offer sheet

Your cash offer arrives in writing, with the sales, the repairs and our fee laid out line by line. Take your time with it.

  4. Close when you choose

A title company or closing attorney handles the paperwork and the money. You pick the date, and you can leave behind anything you don’t want.

Our offer, next to listing

Listing may get you more money. Our offer trades some of it for speed, certainty and no repairs. Here is that trade with example numbers, so you can judge it for yourself.

Who we help

Owners who value a clean, certain sale more than the last dollar.

An inherited property

Settle an estate without fixing up a house you never lived in. We work with executors and every heir on the title.

Land you’re not using

Vacant lots and acreage that cost you taxes every year. We buy land as well as houses.

Repairs you can’t take on

A roof, a foundation, a kitchen from another decade. Sell it as it stands and leave the work to the next owner.

A rental you’re done with

Sell with tenants in place or after they leave, without showings to schedule around them.

A property far away

Out-of-state owners can do everything remotely, from the walkthrough to signing.

A move on a deadline

A new job, a new city or a smaller home. Close on the date that fits the move.

What we will never do

Cash buyers have a reputation. These are the lines we don’t cross.

  • Rush you to signTake the time you need, and ask anyone you trust to read it first.
  • Lower the price for things we already sawWhat we noted on the walkthrough is priced in for good.
  • Record anything against your titleNo liens, memorandums or notices to hold you to a deal.
  • Ask you to pay usNo fees, and all money goes through a title company or closing attorney.
  • Keep calling after you say stopOne request removes you from every list, on every channel.
  • Pretend to be your agentWe are an investment company, and we say so before you sign.

For investors: deals with the homework done.

Every property comes as a Verified Deal package, with video of every room, three sold comps and a line-item rehab from someone who was inside.

  • Under contract in our own nameNever an MLS listing, never another wholesaler’s contract.
  • One price that includes our feeNo admin, transaction or processing fees.
  • Earnest money held at titleNever paid to us, with refund rules in writing.

Questions sellers ask

Straight answers to the questions that matter before you sell to anyone.

Are you real estate agents?

No. Acres & Acquisitions LLC is a real estate investment company. We don’t represent you and we don’t charge commission. You’re welcome to have an agent or attorney review anything we send.

What does it mean that you may assign the contract?

After you sign, we may transfer our purchase contract to another buyer, usually a local investor, and earn a fee for arranging the sale. Your price, closing date and terms stay exactly the same.

We tell you this before you sign, and the fee is part of the math on your offer sheet.

How do you decide what to offer?

We start from what similar homes nearby sold for after repairs. Then we subtract the repairs we saw on your walkthrough, the costs to resell, and the investor’s return and our fee. Every one of those numbers is on your offer sheet.

Do I need to repair or clean anything?

No. We buy as is. Take what you want and leave the rest.

Who handles the money?

A title company or closing attorney. Funds never pass through us, and we will never ask you to pay us anything.

Why did you contact me?

We use public property records to find owners who may want a simple sale. If you’d rather not hear from us, tell us once and we’ll stop on every number and channel. More about how we reach owners.

Get your straight number.

Tell us about the property. Someone from our team will call to set up a short video walkthrough, then send your offer in writing, with the math.
