What would we offer for a property like yours?

Four example properties, priced the way we price every offer: nearby sales, the repairs we can see, the costs to resell, and what the investor and we earn. Pick the one most like yours.

A quiet residential street in early autumn

These are examples to show how we calculate offers. They are not real properties or real offers, and the photos are illustrations. Your offer depends on your property, its condition and the sales near it.

The tidy ranch

What this means

Listing would likely net more here, about $25,000 more as is. The trade is time and certainty: no showings, no repairs, no buyer loan to fall through, and a closing date you choose. If that $25,000 matters more than speed, listing is the better choice, and we will tell you so.

What this means

On paper, listing nets more. In practice, a house that needs $92,000 of work means paying for repairs up front, managing contractors from a distance, and agreeing a plan with every heir. Many families choose certainty. Some choose to list. Either way, they should see these numbers first.

What this means

With a tenant in place, showings are hard, and some buyers' lenders will not finance the vacant unit as it stands. We buy with the lease in place, so your tenant stays and you never schedule a showing.

What this means

Land sells slowly, and buyers pay for certainty about access, septic and boundaries. Our offer is well below listing, but it is cash in weeks instead of a year of waiting, and we take on the survey and the testing.

How every example is calculated

The same four steps we use on a real offer sheet. Nothing is left out, including what we earn.

  1. Start from real salesWhat three similar properties nearby sold for in the last six months, after repairs. For land, what similar parcels sold for.
  2. Subtract the repairsOnly what we saw on the walkthrough or what you told us, item by item, with a price on each.
  3. Subtract the costs to resellAbout 7% for a house and about 12% for land: the agent’s commission and closing costs when it sells again.
  4. Subtract the investor return and our feeWhat the buyer who renovates needs to make it worth the risk, and our fee for arranging the sale. What is left is your offer.

Get your straight number.

Tell us about the property. Someone from our team will call to set up a short video walkthrough, then send your offer in writing, with the math.
