Sold in the last six months, close by, and matched on beds, baths, size and age. The ARV is the middle comp, not the best one.
A line-item rehab
Estimated item by item by someone who walked the property, so you can check it against your own numbers.
Video and photos
Every room on video, plus the roof, all four sides, the electrical panel, the HVAC data plate and the water heater.
Flags, answered
Occupancy, liens, solar, HOA, probate and known defects. Unknown is an allowed answer. Blank is not.

What you should know before you wire earnest money to anyone.
Do you market other wholesalers’ deals?
No. Every deal we send is under contract in our own name.
When is earnest money refunded?
The buyer terms list each case in full, for example when title can’t be cleared by closing, when the seller cancels, or when the package was materially wrong. You get those terms with the package, before you sign.
Can I see the property before I commit?
Yes. Every deal has at least two walkthrough windows, and a live video walkthrough on request.
What proof of funds do you need?
A recent bank statement or lender letter before your first deal with us. We keep it on file so you don’t have to send it again for every property.
How many deals will you send me?
Only deals that match your buy box, and only a few messages a week at most. Every email and text has a one-step unsubscribe.
